The Basin Park Hotel and Spa boasts a prime location in Eureka Springs and a historic ambiance, as evidenced by recent wedding events. However, significant concerns regarding room maintenance, aging facilities, and inconsistent quality have been repeatedly raised by guests, particularly given the property’s pricing.

No better home base to explore Eureka Springs, easy walk all over town, shuttles for when you don't feel like walking, great staff and wonderful amenities. Will definitely stay again. The room was great, the only minor issue was the fancy toilet was a little high for my short legs. I suppose that could be as much my parent's fault as the hotel's

My room was pretty disappointing. We stayed in the double king parlor suite. Overall, the room was poorly maintained and lacked the details of a 3 star hotel. The shower had a lot of mold in the caulked areas. When the temp of the shower was turned to the highest heat setting it barely got warm. There's no towel rack in the bathroom for a hand towel, yet there are holes all over with anchors sticking out of the wall. The fan over our bed had a strong wobble so we didn't use it while in bed. Our last evening there, it sounded like someone was moving furniture above us until 3 AM. The bed was comfortable but the rest of the place just seemed dirty and unkept. Furniture was heavily used and even had some stains. The seating area in the extra room was not comfortable and lacked even a side table to put a drink on. The staff was friendly.

Stayed in the “Sun Room” at Basin Park Hotel in Eureka Springs and unfortunately it was a major disappointment—especially for the price. We paid around $1,000 for two nights, and the room quality didn’t come close to matching that. There were several maintenance and safety concerns. Multiple outlets were visibly burned, and there were extension cords and power strips dragged across the floor to power things, which felt unsafe and unprofessional. The furniture was stained, the door hardware was incomplete (missing knob/plate), and parts of the floor were buckled with gaps near the shower area. The sink drained so slowly it took about 15 minutes to clear. The air conditioning units looked extremely old and worn, which didn’t inspire much confidence. One of the biggest frustrations was the lack of proper window coverings—there are no blackout shades, and the room stays bright all night due to outside lighting. That’s something that absolutely should be disclosed ahead of time. To be fair, the bed was comfortable, and the sitting area had a cool, unique vibe. But those positives don’t outweigh the overall condition/cost of the room. If this had been a $200 per night stay, I probably wouldn’t be writing this review. At $1,000, it’s simply not acceptable. This room needs significant updates and better attention to maintenance before being offered at this price point.

This is one of those places that I want to love, that is full of promise and potential, but time has taken its toll. This place must have been glorious 80 years ago, but today is a notch better than shabby. The staff was warm, friendly and professional. I feel cool just lounging in the lobby. The location is absolutely fantastic. Super clean bed in a worn down room. The parking garage is a dump. The water pressure is incredible, but the shower head was mounted absurdly low. The encouraging news is that they are renovating half the building. I cant wait to come back when its done, but not any sooner.

Such a beautiful and historic building that is just modern enough without destroying the beauty and history. We had our daughter's wedding at the basin park hotel in the barefoot ballroom. We purchased the winter wedding package. I will just say....WOW! The value for the money is unbelievable! We were taken such good care of that I didn't even feel like it was my event that I had to plan. They thought of every detail made the whole experience so easy! Major Shout Out to Craig and Kimberly and all of the staff. Thank you all for everything!
